ConceptLine by SiteNotePro: Terms of Use

Last updated 30 October 2026

ConceptLine is a free PDF markup tool provided by SiteNotePro Limited ("we", "us"). By using it you agree to these terms. If you do not agree, please do not use it.

We have tried to write these in plain English rather than legal boilerplate. Where a term is required by law to be in a particular form, the law wins over our phrasing.

1. What ConceptLine by SiteNotePro is

A tool for viewing and marking up PDF files: highlighting, drawing, adding text, signatures and stamps, merging, inserting, rotating and deleting pages, adding and removing a watermark, covering and redacting. It can also take measurements off a drawing: lengths, areas and counts, against a scale you set yourself, and show two drawings side by side, each edited and saved independently. It can make a file smaller by reducing the resolution of the photos and scans in it, hand the finished file to your device's share menu, and be installed on your computer as an app. It runs entirely inside your web browser.

Its Edit tool changes a drawing's own text, lines and pictures, where the other markup tools draw on top of it: it can retype, move, copy, stretch, recolour, resize and delete them. An edit is written into the page's content in the file itself. Only what you edit changes; everything else is drawn as it was. While the file is open, Undo puts it back exactly as it was before the edit. Like everything else in ConceptLine, this is done in your browser, and the file never leaves your device. Deleting something with the Edit tool is not redaction: see section 4.

It is provided free of charge, with no subscription, no account and no support commitment. It is not sold to you, and nothing here creates a contract for a paid service.

2. Your files stay on your device

ConceptLine does all of its work locally in your browser. The PDF files you open are never uploaded to us or to anyone else. They are not transmitted over the network, not stored on a server, and not seen by us. When you close the tab, they are gone from it.

Share hands the finished file to your device's own share menu, or, where a browser has none, helps you save it and attach it to an email. Where it goes from there is your choice, made in the app you pick; ConceptLine itself sends nothing anywhere.

While it is open, ConceptLine asks this site now and then whether a newer version has been published, so it can offer to refresh. That request carries nothing from your files; like any website, our host sees the ordinary details of the request.

Because of this, we are not a data controller or a data processor in respect of anything contained in your documents, for the purposes of the EU General Data Protection Regulation (GDPR), the UK GDPR, or comparable laws elsewhere. We never receive that data, so we cannot access, retain, disclose or lose it. Whatever obligations you have over the contents of your own documents remain entirely yours.

3. What is stored on your device

The site stores a few small preferences in your browser's local storage: your light/dark theme choice, whether you have pinned a tool's choices open, a note that you have already seen the warning about the Cover tool, a note that you have already been told that saving makes shapes and measurements part of the drawing, and the name you put on stamps, if you type one.

If you install ConceptLine as an app with the Download button, your browser also keeps a copy of the application's own files (its code, fonts and icons) so that it can open without a connection. That copy never contains your documents.

None of this identifies you and none of it is sent anywhere. Uninstalling the app, or clearing your browser data for this site, removes all of it.

While a file is open, the title of the tab or window shows its name, for example "drainage.pdf ยท ConceptLine by SiteNotePro". Browsers keep page titles in their history, so the names of files you have opened can appear there, and in any history your browser keeps in sync with your account. Clearing your browsing history removes them. In browsers that save straight to the downloads folder, each file you save is also listed by name in the browser's downloads list, and clearing your browsing history may not clear that list.

We do not use advertising or analytics cookies and we do not track you across sites.

4. Cover is not redaction

The Cover tool hides text; it does not remove it. Cover paints a white box over an area. The underlying text remains inside the PDF file and can still be selected, copied or extracted by anyone who receives it.

To remove content, use Redact, which deletes what is under the box and flattens that page to an image. If you are hiding confidential, commercially sensitive or personal information in a file that will leave your hands, use Redact, and check the saved file before you send it.

Deleting with the Edit tool is not redaction either. It takes the text, line or picture off the page it is on, but the same words can still be in the file elsewhere: in another copy of a block that is drawn more than once, in text the page holds but does not show, or in the file's bookmarks and other details. Use Redact for anything that must not go out with the file.

We flag this because getting it wrong could disclose information you are legally obliged to protect. Verifying the file you actually send is your responsibility.

5. Provided "as is": no warranty

ConceptLine is provided "as is" and "as available", without warranties or conditions of any kind, whether express, implied or statutory. To the fullest extent permitted by law we exclude the implied warranties of satisfactory quality, merchantability, fitness for a particular purpose, accuracy and non-infringement.

In particular, we do not warrant that the tool will be available or uninterrupted, that it will be free of errors, that it will open, render or reproduce every PDF correctly, that edits will be applied exactly as you intend, that any measurement or quantity it produces is accurate or fit for any purpose, or that a saved file will be compatible with any other software.

Some jurisdictions do not allow the exclusion of certain implied warranties, so parts of this section may not apply to you.

6. Your responsibility

7. Measurements are only as good as the scale you set

ConceptLine does not know how big anything is. It measures the drawing in front of it, and converts that to real distances using only the scale you give it when you calibrate a sheet. If you calibrate against the wrong feature, mis-type the distance, or use a sheet that has been rescaled or cropped since it was plotted, every measurement on it will be wrong, and will look entirely confident while being so.

Calibrate each sheet separately, and check the result against a second dimension you know before you rely on any of it.

Areas assume a simple outline, one that does not cross itself. Measurements are taken from the drawing as supplied and take no account of drawing conventions, tolerances, levels, thicknesses, waste, laps or anything else that stands between a dimension on a page and a quantity you can order.

Quantities produced with this tool are not a bill of quantities and are not a substitute for a measured survey or a quantity surveyor. Anyone ordering materials, pricing work or entering a commitment on the strength of a number from this tool does so on their own judgement, having checked it.

8. Not professional advice

ConceptLine is a document tool. Nothing in the tool or in this page is legal, financial, engineering, architectural, surveying, health-and-safety or other professional advice, and using it does not create a professional relationship between us. Any markup, annotation, signature or redaction you apply is your own professional act.

9. Electronic signatures

The signature feature draws a picture of a name onto a page. It is a visual mark. It is not a qualified electronic signature under the EU eIDAS Regulation, and it carries no cryptographic proof of identity, integrity or time. Whether it is sufficient for a given document depends on the law and the parties involved. Check before you rely on it.

10. Limitation of liability

To the fullest extent permitted by law, we will not be liable for any loss of or damage to documents or data, loss of profit, revenue, business, contracts or anticipated savings, business interruption, loss of goodwill, or any indirect, special, consequential or punitive loss, arising out of or in connection with your use of, or inability to use, ConceptLine, whether in contract, tort (including negligence), breach of statutory duty or otherwise, and whether or not we were advised that such loss was possible.

Where liability cannot lawfully be excluded, and to the extent permitted by law, our total aggregate liability arising from or connected with the tool is limited to the greater of (a) the amount you have paid us for the tool, which is nil, and (b) EUR 100.

Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be limited or excluded under applicable law.

11. Acceptable use

You agree not to:

12. Open-source components

ConceptLine is built on open-source software, used under its own licences and with those licences distributed alongside it. The main parts are:

Every part, with its version, copyright lines and full licence text, is listed on the open-source licences page, which also ships with the app. Those projects' authors provide their software without warranty, and are not responsible for ConceptLine or for anything you do with it. The rest of the application, its design and the SiteNotePro name and branding remain ours.

13. Availability and changes

We may change, suspend or withdraw ConceptLine, in whole or in part, at any time and without notice. Because it is free, we give no availability or uptime commitment.

We may update these terms. The version published on this page at the time you use the tool is the version that applies, and the date at the top shows when it last changed.

14. Governing law

These terms and any dispute arising from them are governed by the laws of Ireland, and the courts of Ireland have jurisdiction.

If you use ConceptLine as a consumer rather than in the course of a business, this does not deprive you of the protection of any mandatory laws of the country where you live, and you may be entitled to bring proceedings there. Nothing in these terms affects your statutory rights.

If any provision of these terms is found unenforceable, the rest continues to apply.

15. Who we are, and contact
